Happy August, everyone! We're diving into the Boulder County real estate market and taking a look at the numbers for July. Right now our average sold price is up about 6.15% year over year. But, as always, that number really depends on where you are in the market. The good news is that detached single-family homes continue to perform pretty well. One thing that is helping the market is our inventory, which is currently down about 16.5% in active units compared to this time last year. Even though we did have fewer homes go under contract last month than we did a year ago, we've actually sold about 3% more detached single-family homes than we had at this point last year. The attached market is a very different story. Active units are only down 3%, and under contracts are minus roughly 20%, which tells us buyer activity is considerably softer.

When you look at detached single-family homes that are currently on the market, you can really see the differences from one community to another. Boulder itself has quite a bit of inventory, and a lot of that is being driven by the higher price points. The more expensive the home, the more inventory we're seeing sit on the market. If we move over to Longmont, there are almost 300 detached homes on the market, but that's actually about 9% fewer that we had this time last year. As we move farther out into the county, we're really seeing inventory tighten. Erie is down about 25% year over year, and Lafayette, Louisville, and Superior are seeing some of the biggest declines, with some of those areas down roughly 45% in active inventory.

The attached market, Superior has almost 8 months of inventory, while the city of Boulder is sitting at about six and a half months. Other parts of the county are generally in the five-month range. Lafayette is really the one that stands out with less than 3 months of inventory. For buyers looking at attached dwellings, there's plenty of inventory and a lot of choices right now, so this segment is clearly favoring buyers. Buyers have more negotiating power and can be selective about price, condition, and location.
